Summer in Rochester means one thing for a lot of homeowners: it’s finally time to tackle that project you’ve been putting off all winter. And for many of the clients I talk to in Monroe County, that project is the basement.

An unfinished basement is one of the most underutilized assets in a Rochester home. Most of the houses in this area — older colonials, ranches, and split-levels — are sitting on 800 to 1,200 square feet of space they’re basically using for holiday decorations and a sump pump. Finishing that space properly can add a bedroom, a home office, a rec room, or even a legal dwelling unit — and it adds real, appraised value to the home.

Here’s what it actually costs to finish a basement in Rochester in 2026, broken down honestly.


What’s the Average Cost to Finish a Basement in Rochester?

Most basement finishing projects in the Rochester area fall between $22,500 and $75,000, with a typical mid-range project landing around $35,000–$45,000 for a 1,000 square foot basement with standard finishes.
